About the Centennial Hills, Nevada Area

|
Located just minutes from U.S. 95 in the northwestern Las Vegas metro area, Centennial Village is close to new shopping centers, entertainment, Floyd Lamb State Park, Mount Charleston and the Lee Canyon Ski Resort, as well as several public parks. Park features include trails, picnic pavilions, volleyball courts and lighted soccer fields. Other features include dog parks, barbecue and picnic areas, open grass areas, play equipment and water-play features.
The homes in Centennial Village have three to five bedrooms and two or three-car garages. The community offers homes with decks and large backyards as well as a gated entrance with professionally landscaped commons areas. Homes range in size from 1,612 to 2,630 square feet and prices start in the low $200s.
Centennial Hills is one of the newest master-planned communities in the Las Vegas valley. Located in the deep northwest corner of the valley, Centennial Hills real estate is perfect for those who like to feel a bit of distance between their driveway and the center of town.
Although Centennial Hills Real Estate is at the outer edge of the valley, it's still conveniently located near a wide variety of shopping and dining. This is due primarily to the 900,000 square-foot Centennial Center shopping complex. Local highways also provide easy access to all areas of the Las Vegas valley. The airport and the Las Vegas Strip are only 30 minutes away.
Recreational opportunities for Centennial Hills home owners are some of the best in the valley. Floyd Lamb State Park offers fishing, hiking and picnic areas and nearby Mount Charleston offers skiing and snowboarding in the winter months and great hiking and picnics in the summer.
Prospective residents have choices that range from small single family homes to larger semi-custom models all the way up to luxury estates. Centennial Hills real estate provides the perfect escape from the hustle and bustle of increasingly "big city" Las Vegas.

Luxury Las Vegas Home Communities - CENTENNIAL HILLS
This Las Vegas community is located along U.S. 95 near the I-215 in northwest Las Vegas. Centennial Hills is one of Las Vegas’ newest master-planned communities in the valley. The many neighborhoods within Centennial Hills were built by some of the best builders such as Concordia Homes, Astoria Homes, Pardee Homes, K B Homes, and Spinnaker. Centennial Hills’ real estate sales began in 2000. These Las Vegas home sizes range from small, single-family houses to luxurious mansions, all of which are set in the rural setting of northwest Las Vegas. There are many recreational opportunities in and around Centennial Hills. Although Centennial Hills may be considered a rural area, it's conveniently located near shopping, dining and entertainment. Many retailers are located in or around this area of Las Vegas. Local highways provide easy access to all areas of the Las Vegas valley.
Centennial Hills provides an excellent retreat from "big-city" living, and residents can still enjoy breathtaking views of downtown Las Vegas and the Strip. Centennial Hills offers a number of amenities, with more coming as the area grows.
Corner strip malls are banned in Centennial Hills north of Cheyenne Avenue, so this area is predominantly residential--single family homes, both in developments and built by custom home builders -- and almost all houses out here are new within the last 10 years. There are also some condos and townhomes for sale as well as rental apartments in the Northwest.

Centennial Hills Community Center
The Centennial Hills Community Center will be the largest leisure center in Las Vegas, offering recreational activities for everyone, for all ages and all walks of life,” said Ward 6 Councilman Steven D. Ross, who represents the area. The $40.5 million Public Works Department capital improvement project also includes realignment of Deer Springs Way, between Conough Lane and John Herbert Boulevard. The 98,000-square foot community center will be located on 18 acres in Centennial Hills Park at 6601 North Buffalo Drive, near Deer Springs Way.
When completed, the center will feature indoor and outdoor swimming pools, two gymnasiums, a senior center, and space for a variety of multi-generational activities. In addition, a public arts component is planned for the complex, consisting of illuminated, surreal photo murals in the central promenade. Construction is slated to start in March and will take approximately 14 months to complete. CORE Construction is the project contractor. The architect for the Centennial Hills Community Center is Lucchesi Galati. The engineering firm for the Deer Springs alignment project is Stantec Consulting Inc.
“With Centennial Hills Park on the north side of Deer Springs Way and the new community center to the south, the road realignment is going to enhance access to the 215 Beltway,” Ross said. Funding for this project is provided by the Southern Nevada Public Land Management Act (SNPLMA) through the Bureau of Land Management, the city of Las Vegas and recreation bonds. Road improvement funding is provided by the Regional Transportation Commission of Southern Nevada. Centennial Hills Park is being developed in phases by the city of Las Vegas and will ultimately encompass more than 100 acres of recreational amenities and public services. Phase I focused on development of 22 acres and was completed in 2003.

Selling Your Home >Multiple Listing Service
When you list your house with a real estate agent who participates in the Multiple Listing Service (MLS), you get a lot of service for your money. Depending upon the MLS region, there may be hundreds of participating members.
The real estate agent who lists your home works to get it sold. This is done by marketing directly to home buyers, but an even more powerful tool is marketing your home to other agents who have buyers. Your real estate agent makes all the crucial information about your home available to the other members through the MLS. Information such as your home's location, size, the number of rooms, the style of architecture, what personal property is included, and any other special features is posted. The MLS description will also contain information about any special financing that might be available, showing instructions, and special needs you may have with respect to closing. The MLS is a powerful tool for real estate matchmakers.
